Buyer Agent Chemistry
It makes sense to spend a little time with any prospective customer or real estate agent to determine if the chemistry is a match for working together on such an emotional event as buying a home. For that reason, we offer free consultation and one free showing. This enables both you and one of our agents to determine if we want to work together to achieve your real estate goals. After that time, in order to take you on as an official client, we require an "Exclusive Buyer Agency Contract".
What to Look For in a Real Estate Agent
It is very important that you are comfortable with your agent. Are they professional? Experienced? Sincere? Hard-working? Do you like their presentation and manner? What is more important to you? Someone who listens to you and understands what you want? Someone who is aggressive and hard-nosed when it comes to negotiating on your behalf?
Once you interview the candidates, decide on which company and Realtor you would like to work with and enter into a contract for their services.

Buying a home is very stressful. As your Realtor, our job is to provide you with accurate information to help you make the right and best decisions for your particular transaction and individual needs.
As your buyer's agent, we will search the market everyday. You will receive notices immediately of anything new (or old) that fits your criteria. We will network with other agents and people in the business letting them know what you're looking for so that you get a head start on any prospective property. When you see something you like, we will get you in quickly and help you make the best offer. We will also do a reverse market analysis" and pull recent comparable sales so you can be comfortable with your offer. You won't get this kind of attention from an agent who does not have a contract with you. They are simply too busy with "real" clients.
Working Under Contract
We only work under contract. Please do not expect us to work on such an important transaction without a representation contract. The real estate business is very time consuming and our skills and expertise are not free on an unlimited basis. If either of us is uncomfortable with a contract, it will be better for someone else to work with you. We can refer you to another agent or you can seek out someone else.
As our exclusive client, we will spend time researching information to find the right property for you. We pull out all the stops to ensure your success.
Some people think that all realtors will work for them if they just "throw it out there," but they are asking someone to work on speculation. Would you give away your working hours hoping that you might be compensated? If you really want someone to work for you, you should enter into an agreement with them, first making sure you are comfortable with their services.
Contracts protect both sides. You will have the assurance that someone is actively pursuing your goals and not spreading their effort and energy among dozens of other prospects who likewise are hoping all the realtors are working for them.
Does working under contract mean that you cannot be actively involved in your search or sale? Not at all. We encourage our customers to search any media they wish. It provides great feedback on exactly what excites them in a property.
